Assessment Fees

Each owner of a privately owned property within the Community Association is a member of the HRCA. When purchasing property in Highlands Ranch, every homeowner agrees to pay assessments and comply with covenant controls which are designed to enhance the quality, value, desirability, and attractiveness of all property. Homeowners in Highlands Ranch are members of HRCA's four state-of-the-art recreation centers. 

2025 Assessments

Important:

Homeowner Assessments are due the first month of each quarter - January, April, July, and October.

Assessments for 2025* are $684; or $171 per quarter; broken down as follows:

  • Administrative functions: $16.00/quarter
    For architectural control and covenant enforcement, billing and collection, accounting and finance, and community events
  • Recreation Functions: $155.00/quarter
    For operating and maintaining HRCA recreation facilities and Backcountry Wilderness Area

Annual 2025 Administrative Only Assessment*: $64.00 (due January 1).
Pertains to all commercial properties and the following subdivisions: Gleneagles Village, The Retreat, The Villages, and Palomino Park (Gold Peak and Silver Mesa).

2024 Assessments

Assessments for 2024* are $672; or $168 per quarter; broken down as follows:

  • Administrative functions: $15.75/quarter
    For architectural control and covenant enforcement, billing and collection, accounting and finance, and community events
  • Recreation Functions: $152.25/quarter
    For operating and maintaining HRCA recreation facilities and related debt service 

Annual 2024 Administrative Only Assessment*: $63.00 (due January 1).
Pertains to all commercial properties and the following subdivisions: Gleneagles Village, The Retreat, The Villages, and Palomino Park (Gold Peak and Silver Mesa).
