Assessment Fees

Each owner of a privately owned property within the Community Association is a member of the HRCA. When purchasing property in Highlands Ranch, every homeowner agrees to pay assessments and comply with covenant controls which are designed to enhance the quality, value, desirability, and attractiveness of all property. Homeowners in Highlands Ranch are members of HRCA's four state-of-the-art recreation centers. Each facility has it own character and offers different amenities.


2017 Assessments:

Assessments for 2017 are $576; or $144 per quarter; broken down as follows:
Administrative functions - architectural control and covenant enforcement, billing and collection, accounting and finance, and community events $12.25. Operating and maintaining HRCA recreation facilities and related debt service $131.75.

Homeowner Assessments are due first month of each quarter - January, April, July, and October.

Question:

How do I sign up for e-statements?

Answer:

Follow this link to sign up for HRCA's paperless e-statement program, you will need your account number which is shown on your invoice:

Question:

May I pay my assessment with cash?

Answer:

As of January 1, 2017 cash payments will no longer be accepted for assessment payments; however you now have the option to pay with a credit card at the assessment office or over the phone by calling 303-471-8958. Please see the fee schedule below if you choose this option. HRCA does not charge these fees; these are online processing fees charged by PayLease:

  • One-Time payment with a checking or savings account: $1.95
  • One-Time payment with a credit/debit card: $1.95 plus 2.5% of the balance being paid

Question:

If I choose to pay my assessment online, why must I pay it on or before the 23rd of the month it's due to avoid a late payment fee?

Answer:

If you choose to make an online payment after the 23rd of the month you may still incur a late fee due to online processing time. To avoid a late fee, if paying after the 23rd, you must bring your payment to the Eastridge Recreation Center (9568 University Boulevard, Highlands Ranch, CO 80126) by close of business on the 30th of the month.

Question:

Can you check if I am still on direct debit because the invoice does not indicate I am?

Answer:

HRCA has not made any change to your direct debit payments. The only change made was to stop providing direct debit invoices. Link your email address to your direct debit account at the website below or call 866-729-5327.

Question:

I logged in online and it shows I have a zero balance, is that correct?

Answer:

No that is not correct. You must refer to your invoice to verify what you need to pay.
